Completed at the turn of the millennium is the most beautiful and spectacular holiday domicile in the British Virgin Islands (BVI). Situated on the west side of Virgin Gorda on a rocky outcrop directly above the sea, between Mahoe Bay and Pond Bay, the villa offers breathtaking ocean views over the Sir Francis Drake Channel, you can see the Atlantic as well as the Caribbean Sea.

When acquiring land in the BVI you normally have to apply for an Alien Landholding License, which can take up to a year to obtain one. In our case KPG is a Ltd. share holding company, where we just sell the shares to you, the buyer. A much faster and easier process for any potential purchaser.
KPG is only rented to one party at a time. The party can consist of two persons or up to 10 persons. We do not rent out individual rooms. The privacy of our guests is one of our strongest selling propositions.
The location of the villa is simply stunning and not reproducible. Some call it the best spot in the Caribbean. Virgin Gorda has established itself as the new "hideaway" for the top of elite travellers.
Sir Richard Branson, the famous owner of Necker Island bought Mosquito Island, to establish an ecofriendly resort. David Johnson is the mastermind behind Oil Nut Bay. The Aga Khan has moved his clientele from Sardinia, Italy to the BVI and was instrumental in building the mega yacht harbor in North Sound on Virgin Gorda, which is attracting the mega yacht community.
Virgin Gorda still has no Star Bucks, McDonalds nor cheap night clubs. The tourist crowds stay on Tortola. Travellers, who choose Virgin Gorda make a conscious decision for tranquillity, pristine blue waters, the best white sand beaches in the Caribbean and total peace. There is hardly any crime on the island, no religious or ethnic unrest. The people are very friendly.
Many film, sport and music celebrities have a home in the BVI. Not to showcase themselves, but to find peace and live the unobstructed life on islander.
Real estate prices are on the rise again in Virgin Gorda. However all the top spots are sold and land is scarce, of course, on this small island.
Land-prices have increased steadily since 1998. Investments in infrastructure pay off for one of the most beautiful islands in the whole Caribbean" (Caribbean Travel & Life).
Affluent islands in the Caribbean, like the British Virgin Islands will become the prime market for upscale luxury tourism in the world many investors say. Yet the developments on the islands are very controlled. An investor needs an "Alien Landholding Licence" and then the investor needs to obtain a "Trade Licence" to manage a hotel or a private villa. All applicants go through an intense approval process before they can do any business in the BVI. There is little short term speculation, no fast and cheap residential and commercial real estate developments and no cheap tourism of any kind in the BVI.
The islands are untouched by political, social or religious unrest. Hence they have become a holiday heaven for many US-travellers. It has been an international favourite for sailing and motor-boating activities for many years. Recently the mega-yachts have arrived and a new and suitable harbour has been build across from the Bitter End Yacht Club.
In general, the tourist market in the BVI is in the brackets of top income customers, who are well travelled, accustomed to luxury and highest levels of service. Moreover, the trend goes to individual holiday arrangements, to living in perfectly serviced private villas, which could indeed be the very homes of the customers.
KPG has won the prestigious World Travel Award 2006 for "British Virgin Islands' Leading Villa".
Since its opening in February 2000, KPG has accumulated a total turnover of ca. US$ 2.5 million and endured accumulated costs of US$ 1.5 million. The profit margin is quite substantial for a singular small hotel in the Caribbean with only 5 bedrooms. The new owners of the shares are placed in a "Katitche Point Holding Ltd.", and will be virtually anonymous. The BVI are well known as an off-shore, little to no taxes, business territory.

THE MASTER BEDROOM SUITE
The separate master bedroom suite can be rented as the sole bedroom with the main house or in addition to any of the other four bedroom suites. It features superb panoramic views of the islands. The sitting area and the spacious indoor and outdoor bathroom, in a covered patio with a soaking tub sunk in the rocks and the Koi pond is an inviting attraction, especially at night.
Covered walkways and courtyard verandahs lead from the Greatroom to four large king-size bedroom suites and a master bedroom suite, each with private bathrooms. The master bedroom, which is slightly elevated from the rest of the villa, comprises a large bedroom, sitting area and a covered outdoor patio with a deep soaking tub sunk into the rocks and a Koi pond.
All four suites are identical in size and furnishings. Each has a private shaded veranda with lounge chairs and breathtaking sea views. Two overlook Savannah- and Pond Bay, the others Mahoe- and Long Bay and the Dog Islands.
Each suite has a ceiling fan, AC-units, a BOSE-CD player, coral sandstone floors and a comfortable designed bathroom. The teak beds all feature hygienic, anti-allergic and ergonomically beneficial latex foam, king-size mattress.
KATITCHE POINT GREATHOUSE is a secluded, small holiday village in its own right: the main house is pyramid shaped; the wonderful and large double bedroom suites and the even more spacious master bedroom suite each feature a private bath and a private veranda with a sea view. The vast 7,760 square feet villa can only be rented as a unit, regardless of being rented to a couple or to ten people.
The three storeys main house offers space for social and business gatherings as well as reclusion on the upper levels. Through the inner court yard with lemon and pomegranate trees and an unusual sculpture by Joerg Siegele from Germany you reach the magnificent pool deck. The villa offers the luxury and comfort of a five-star hotel.
PRIVATE GOURMET CHEF
The villa's kitchen features everything a "holiday" chef can dream of. Hence many guests choose to cater for themselves and make their kitchen time a party experience; however our own butler provides a full Continental or American breakfast and a light Caribbean or Mediterranean lunch. One of the best Chefs in the BVI can be hired to prepare an elaborate 4 or 5 course Caribbean or American dinner - please do ask for menu suggestions and rates.
A fine and unusual selection of French Champagnes and white and red wines from France, Italy and Germany is available for the discerning wine lovers and beginners. Please see the separate and constantly updated wine list.
The spacious cooling room provides bottled water and other beverages and further offers a selection of basic food supplies and snacks.
The management of KPG is well established and will remain in place should the new owner require.
